Dubai Marina's residential stock is almost entirely apartment towers, ranging from the older buildings completed in the mid-2000s around the inner Marina walk to the newer high-rise towers that extend toward Bluewaters and the JBR promenade. The primary difference between Marina and most other Dubai communities for curtain specification purposes is the coastal environment: salt air from the nearby beach and the humidity of a coastal location means that standard galvanised steel hardware corrodes significantly faster than in inland communities. We specify marine-grade anodised aluminium tracks and stainless steel fixings as standard on all Marina installations without a surcharge, because the alternative — specifying standard hardware that shows rust within a year — is not a false economy we are willing to offer.

Privacy is a more complex consideration in Marina than in many other Dubai communities. The density of the towers means that neighbouring buildings are frequently close enough for direct sightlines between apartments, particularly at lower and mid-floor levels. A double-track setup with a daytime sheer and an evening main curtain is the most practical solution in these situations: the sheer provides diffused privacy during daylight hours without reducing natural light, while the main curtain provides full visual privacy in the evening when interior lights make apartments visible from outside. The older Marina towers completed before approximately 2010 have window configurations that differ from the newer builds: track reveals are shallower, curtain pole options are more constrained by existing cornices, and the structural walls are sometimes closer to the window than in newer designs. We carry track profiles suited to tight-access Marina installations, including slimline ceiling-mount profiles that fit into the narrow ceiling margin common in pre-2012 Marina towers.
