The key characteristic of Dubai Hills as a curtain market is the consistency of the new-build specification: windows in Dubai Hills apartments and villas follow a relatively predictable set of dimensions and configurations, which means that our experience in one building or villa cluster maps reliably to the next. This consistency makes Dubai Hills one of the most efficient communities to fit in terms of the ratio of successful first-visit measurements to completed orders.

Golf Place and similar premium villa communities within Dubai Hills represent the larger-scale projects. Full villa specification in these properties involves coordinating multiple heading types — wave in the main living areas, blackout in bedrooms, outdoor panels on the covered terraces, and sheers in the light-filled kitchen-diner spaces. The golf course orientation of many Golf Place villas means the principal rooms face relatively open views with limited privacy risk, which reduces the need for double-track sheer systems in the main living areas. However, the same open aspect means afternoon sun exposure is significant in west-facing rooms, and thermal or blackout lining is consistently the correct specification on those elevations.

Dubai Hills apartments — particularly in the Collective, MAG, and Ellington buildings — are typically more compact than the villa properties, with a smaller window count per unit. The specification in these apartments tends toward a single fabric type consistently applied across the apartment for visual coherence, with the heading type chosen to suit the overall interior scheme. Wave curtains in linen or linen-blend fabric are the most common specification in Dubai Hills apartments, because the interior design in these buildings typically follows the contemporary-natural direction with warm neutrals that linen serves well.
